Most server rooms in South Florida were never designed to be server rooms. They started as a storage closet, a spare office or a corner of the copy room, and the equipment arrived afterward. The building's air conditioning shuts down at 7pm and on weekends. The room has no return path. And every year another switch, another NAS and another UPS goes in — each one turning its entire power draw straight into heat.

Signs Your Server Room Needs Dedicated Cooling
- The room is noticeably warmer than the rest of the floor — especially late in the day or on a Monday morning after a weekend with the building system off.
- Someone props the door open or has put a box fan in the doorway. That is a workaround, not a fix, and it drags humid air across your electronics.
- Equipment reboots or throttles without an obvious cause. Servers and switches protect themselves by slowing down or shutting off before they cook.
- The cooling shuts off with the building. If your only cooling is on the building's schedule, your racks are unprotected every night and every weekend.
- You added equipment and nothing else changed. Heat load scales with what is plugged in. Two new servers can be another half-ton of cooling.
- Nobody gets an alert if it gets hot. If you find out from a user complaint, you found out too late.
What We Install
- Dedicated ductless mini-splits — the workhorse for server rooms. Independent of the building system, quiet, efficient, and available with the low-ambient kits needed for cool-only operation in winter. We are an authorized dealer for Mitsubishi, Daikin, Goodman and Trane.
- Redundant lead/lag pairs — two smaller units instead of one large one. They alternate, so each accumulates half the run hours, and if one fails the other carries the room while we repair it. For any room you cannot afford to lose, this is the single best money you will spend.
- Ducted and ceiling-cassette systems — where a wall-mount head doesn't fit the room or the airflow needs to be distributed.
- Condensate handled properly — condensate pumps, secondary drain pans and float switches that cut the unit before water reaches equipment. A drain line above a live rack is not acceptable and we will not leave one.
- Temperature monitoring and alarms — so a rising room texts a human at 2am instead of surprising you at 8am.
- Supplemental & temporary cooling — we coordinate portable spot cooling to keep a room alive during a failure, a retrofit or a heat wave, so the racks stay within limits while the real fix happens.
How We Size a Server Room
Sizing a server room by square footage is the most common and most expensive mistake in this work. A 120 sq ft closet with two racks in it can need more cooling than a 900 sq ft office. The load comes from the equipment.

- IT heat load — actual power draw of the equipment in the room. Nearly 100% of it converts to heat. Roughly 3.4 kW of IT load equals about one ton of cooling.

Frequently Asked Questions
What temperature should a server room be kept at?
Most IT equipment is rated for a wider range than people expect — the widely used industry guidance allows roughly 64–81°F at the equipment inlet. In practice a setpoint in the low-to-mid 70s is a sensible target for a small room: cool enough for headroom if the unit fails, warm enough that you are not paying to over-cool. What matters more than the exact number is that it stays stable and that humidity stays under control.
Can I just use a regular mini-split in my server room?
A mini-split is the right family of equipment, but it needs the right configuration. It must be able to run in cool-only mode year-round — including on a 55°F January night, which requires a low-ambient kit on most systems — and the controls should not allow someone to switch it to heat or turn it off. A standard comfort install without those provisions will stop cooling exactly when the weather turns and nobody will notice until Monday.
How much does server room air conditioning cost in South Florida?
A single dedicated mini-split for a small IT closet is a modest project. A redundant lead/lag pair with monitoring, proper condensate handling and electrical work is meaningfully more. The honest answer is that it depends on the heat load, whether the room needs redundancy, and how far the equipment is from a viable condenser location. Do I need two AC units for redundancy?
Ask yourself what an outage costs. If losing the room means losing billing, dispatch, patient records or trading hours, then yes — two smaller units in a lead/lag arrangement are worth it. They alternate so each runs half the hours, they give you a live spare, and they let us service one without shutting the room down. If the room holds a single switch and a NAS, one properly sized unit and a good alarm is a reasonable answer.
Why does my server room get humid?
Usually because the unit is oversized. It hits setpoint quickly, shuts off, and never runs long enough to pull moisture out of the air — so the room ends up cool and damp, which is worse for electronics than a slightly warmer, drier room. Correct sizing and, where appropriate, an inverter system that runs long low-speed cycles is the fix.
What happens if my server room AC fails at night?
Without an alarm, nothing — until the equipment shuts itself down. That is why we push temperature monitoring on every install: a sensor that notifies a person the moment the room crosses a threshold costs very little and buys you the hours you need to react.
