Airo Service is drawing South Florida homeowners’ attention to the role air conditioning equipment plays in property insurance inspections, noting that the four-point inspection required by most carriers on older homes evaluates HVAC alongside roofing, electrical and plumbing — a component many homeowners overlook entirely until a renewal is questioned.

What a four-point inspection covers
Most insurance carriers require a four-point inspection for homes twenty years or older before issuing or renewing a policy. The four points are roofing, electrical, plumbing and HVAC. For the HVAC portion, the inspection evaluates the age and condition of the heating and cooling equipment.
Separately, Florida law provides that an insurer cannot refuse to issue or renew a policy solely because a roof is less than fifteen years old, and that where a roof is at least fifteen years old the homeowner must be permitted an inspection before replacement is required as a condition of coverage — with coverage protected if that inspection shows at least five years of useful life remaining.
Why the fourth point catches people out
“Everyone in Florida knows the roof is on the inspection. Almost nobody thinks about the air conditioner until the report comes back,” said Roman Shatokhin, Founder of Airo Service. “And unlike a roof, an air conditioner that is old and badly maintained looks old and badly maintained the moment somebody opens the panel. Rust in the pan, a corroded disconnect, a filthy coil — that is what goes in the report.”
Airo Service notes that condition, not only age, is what an inspector records. A well-maintained system at the upper end of its service life presents very differently from a neglected one of the same vintage.
What Airo Service advises before an inspection
- Know the actual age. It is on the data plate of the outdoor unit, and it is frequently not the age the homeowner assumes.
- Correct the visible defects. A corroded disconnect box, a rusted or standing-water drain pan, and heavy coil fouling are inexpensive to address and disproportionately influential in a written report.
- Keep the service record. Documented maintenance history supports the condition assessment.
- Address known faults before renewal, not after. Timing is entirely within the homeowner’s control if the work is planned rather than forced.
